Guide to Buying In Italy
The key people in the process are:
The Notaio: A notary, the number of whom in a town is limited by the population, the notaio will oversee and witness the sale in order to make it official by registering it with the
correct authorities.
Once you have found your ideal house and agreed the price there are three main stages, which must be completed before the sale is completed.
1. Once the price is agreed you will make a proposta d’acquisto , a formal offer, and this is when you sign the official document where you will attach a 10% deposit as a
guarantee, there will also be the date by which you agree to conclude the purchase of the property; this is normally about month after it has been signed.
If you pull out after this point you will lose your deposit, and the same if the seller pulls out they must pay you twice your deposit.
2. Compromesso a preliminary sales agreement which is prepared by the Notaio or by the estate agent.
At this time you must pay a 20% deposit on the agreed price of the house.
3. Rogito: The final sale which is prepared by the Notaio and must be signed by both parties in person.
At this point the property is handed over to you and you pay the final amount, the deeds will then be registered by the notary and will be available for you approx one month after
the sale.
Fees:
It is important to allow for the various fees involved in buying the house in your budget. The main fees are listed below:
• Notaio’s fees are fixed throughout Italy and will be about 10% of the declared value of the house or 3% if you intend to become a resident in the property within 18 months of
purchase plus the admin fees from the notio which can range from € 1500 to €5000 approx.
Please note the notio's final fee includes all purchase taxes.
• Agency fees Italian estate agents take a percentage from both the buyer and the seller, We take 3% or fixed rate of € 2500 which ever the greater.
